Planning Consent Granted for Major Development at Pines Way, Bath

This strategically located site, on the eastern edge of Bath Western Riverside and close to the city centre, forms part of the twice-designated UNESCO World Heritage Site. Its sensitive context—adjacent to existing residential areas and the River Avon—demanded a carefully considered and site-responsive design approach.

The approved mixed-use development, led by Hub Living, will transform the former Homebase site into a vibrant new neighbourhood. The scheme includes new homes—both affordable and co-living—alongside commercial space, with extensive public realm enhancements and improved pedestrian and cycle connectivity. It will significantly strengthen links between Bath Riverside and the historic city centre. The carefully prepared design proposals include reference to the industrial heritage of the former ‘Midland and Somerset’ railway.

We were pleased to support the project with our specialist landscape LVIA (Landscape and Visual Impact Assessment) and visualisation services. Drawing on our in-depth local knowledge, we provided early landscape advice and initial visualisations to inform the design process. These visualisations proved especially valuable during public consultation, helping stakeholders to clearly understand the evolving proposals and influence design development.

Our team prepared the LVIA and a suite of AVR3 Verified Views to support the planning application, evidencing that the proposals responded sensitively to the site’s heritage setting and visual context.

Once complete, Pines Way will serve as a gateway development—addressing housing need and contributing to Bath’s economic growth while respecting the city’s unique character and setting.
